Pre-listing title search

Full & current-owner searches
Chain of title back to the vesting deed, with open deeds of trust, easements, and restrictions noted and abstracted.
Two-owner searches
The standard lender and underwriter request, run to the required period and delivered in the same format as a full search.
Deed & document retrieval
Recorded deeds, deeds of trust, plats, and releases pulled from county land records and delivered as clean, legible copies.
Tax status, liens & judgments
Real estate tax status including prior years' payment history, plus judgment and lien searches against the named parties.

- Legal description checked against the vesting deed and the recorded plat.
- Vesting deed pulled and read in full.

- Grantor and grantee indexes run for each owner in the period.
- Every instrument in the chain reviewed and copied.
- Each deed of trust matched to a recorded release, or listed as open.
- Court judgment indexes searched against every owner in the period.
